Market Valuation

The Market Valuation is useful where there are doubts about the agreed price for a property you are buying or selling. In addition, the Market Valuation is useful for:


  • presenting to a bank when obtaining a mortgage or secured lending;
  • the redemption of a Help to Buy Agreement;
  • the redemption of a Shared Ownership Agreement; and
  • statutory purposes such a Capital Taxation or the conduct of Probate.


The Market Valuation is often undertaken in conjunction with one of our Surveys.

Estimated Rebuild Cost

A straight forward estimate of the likely costs for rebuilding a property from scratch. This would include the costs of demolition and fees for professional services. The figure can then be used to obtain the correct level of Buildings Insurance. The figure should be updated every few years.

Lease Extension Valuation

This valuation is governed by the Leasehold Reform Act and is carried out in accordance with the prescriptions of the Act. Qualifying long leaseholders of flats are granted the right to extend their leasehold interests by 90 years. This valuation determines the correct premium payable for the extension.
